The trouble is that there is so much conflicting advice, not only online but from other sources too, well meaning friends, parents or the guy down the pub.
Mortgages are no longer as simple as they used to be. Gone are the days where you can just multiply your income by 4 to reach your borrowing amount. Lenders criteria now takes into account lots of differing factors and they look at a range of scenarios.
Lenders don’t work on multiples now, for example, so when you’re trying to work out how much you can borrow it’s not as simple as multiplying your salary by 4 ½ like you might have done before.
We offer a first time buyer advice service where we guide you through everything you will need to know when trying to buy your first home. This will include:

We can obtain an agreement in principle on your behalf too, this is where we submit a partial mortgage application for you which allows a lender to tell us whether they are likely to lend you the money, this will increase the strength of any offer you make.
This service is free of charge although if you subsequently ask us to submit a full mortgage application for you then we may charge a fee on receipt of the mortgage offer. We explain all fees in our very first conversation with you and confirm everything in writing.
